- What's the difference between a duplex and two separate houses?
- A duplex is two dwellings that share a common wall (or are otherwise structurally attached) and are typically built on a single lot, whereas two separate houses would each need their own separate lot — subject to your council's minimum subdivision size.
- Can I sell each side of a duplex separately?
- Often yes, once the lot is subdivided — either as two separate Torrens title lots with no shared property, or under an owners corporation (sometimes known as strata title) if the duplex shares a driveway or other common property. Subdivision still depends on your council's planning rules and isn't guaranteed for every block, so check with your council before assuming it's possible.
